5 Common Mistakes Realtors Make Online Marketing

I’d like to preface this post with a simple message to all the REALTORS that would like to improve their online marketing. Be yourself. You help real people make the biggest decisions of their lives, don’t forget that.

This article is meant to address a few of the most common mistakes I see working with REALTORS everyday.

Here are three keys to always keep in mind when you approach your online marketing.

  1. Be yourself.
  2. Share your Story
  3. Have a conversation

Now let’s get into these common mistakes.

Using vanity domain names for your real estate website

Using URL’s like VancouverRealestateForSale.com, VictoriaHousesAndCondos4Sale.com, VancouverIslandBCCondos.net alone, will not help you find new clients by way of SEARCH RESULTS at all.

ZIP. ZERO. Nothing. Got it?

So stop using them!

Keywords in your domain name hasn’t had any significant SEO value in 20 years.

What’s more, in recent years Google has made several changes that have de-prioritized sites with keyword-rich domains that aren’t otherwise high-quality. The content of your site and reputable backlinks is what really makes the difference in your SEO score.

The best domain names are short, catchy and easy for humans to read… like your name. Keep them concise and on-brand. Also avoid hyphens and stick to TLD’s like .ca .com .net

So if you’re a individual REALTOR or part of small group, in other words you plan on working with your clients face-to-face, in my opinion you should use your own name as your domain.

This will help immensely with word of mouth referrals. Potential clients should be able to easily identify your business from your domain, search listing, and when they land on your website.

 

Misunderstanding Google Search Results

Everyone wants to be on the first page of Google’s search results. But the Google search results you see on your computer likely are NOT an accurate representation of actual website search rankings.

Here’s an example: Say you creep another REALTOR in Victoria, BC’s website all the time. Now when you fire “REALTOR Victoria” into your Google Search their website comes up on the first page. Their website may not actually rank that high but Google knows you love that website so they populate on the first page of your search results for you, nobody else’s.

If you want to you find out where you actually rank or you’re looking to improve your search ranking get in touch. Just keep in mind improving your search ranking substantially is generally neither fast or cheap, but it can certainly be done.

 

Using misleading names for your social media accounts

Remember you’re in the people business. So act like a human not a faceless corporation.  You’re doing yourself a disservice by hiding behind a silly Instagram handle like CalgaryLuxuryCondosAndHomes or VancityLuxuryHomes4Sale. Trust me you’re not fooling anyone.

 

Not being social on social media

Treat your social media like a cocktail party, walk around, interact with others, say hi, pay complements, join a conversation and provide some of your knowledge and insight.

If you walk around a party with a sign that says “I’m a REALTOR” you’d make people uncomfortable, and nobody would wan to talk to you ☹

 

Not making use of your email database (or keeping a database)

This is a simple one. Keep a database, save every business card, and email your clients regularly with quality information and insight on the market. We found once a month is a good consistency, remember people aren’t buying & selling their homes every week so you don’t need to email them as often as you would in other industries.

Clients emailed regularly are 7 times more likely to make a purchase and email is also cheaper and easier than direct mail.
